This website is operated by Bullraibyn Resort, Bullraikajen 1, 131 54 Nacka, Stockholm, Sweden. By accessing or using the website you agree to these Terms of Use. If you do not agree, please do not use the website. These terms should be read together with our Privacy Policy, our GDPR, CCPA & Cookies Policy and, where relevant, the full offer terms on our offers page.

Eligibility and age requirements

You must be at least 18 years of age to use this website. Access to the gaming salons, Salong Noir and other adult venues at the resort is restricted to adults aged 18 and over who present valid photo identification. We may refuse entry to any person who cannot verify their age or who is subject to a self-exclusion or legal prohibition.

Pre-opening information

Bullraibyn Resort is scheduled to open on 4 June 2027. Descriptions of facilities, restaurants, menus, treatments, performances and offers on this website reflect our plans at the date shown as "Last updated" and may change before or after opening. Sample menus and programmes are illustrative. We will make reasonable efforts to keep the information accurate and up to date, but we do not guarantee that every detail will be available exactly as described.

Permitted use of the website

You may use this website for personal, non-commercial purposes, such as learning about the resort and making enquiries. You agree not to:

• use the website in any way that breaches applicable law or regulation;
• attempt to gain unauthorised access to the website, its server or any connected system;
• introduce viruses, malicious code or harmful material;
• scrape, copy or harvest content or data by automated means without our written permission;
• submit false, misleading or abusive information through our contact form;
• impersonate any person or misrepresent your affiliation with any person.

Intellectual property

All content on this website, including text, design, layout, graphics and the Bullraibyn name and marks, is owned by or licensed to Bullraibyn Resort and is protected by copyright, trademark and other intellectual property laws. You may view and print pages for personal reference. Any other reproduction, distribution or modification requires our prior written consent.

Enquiries, bookings and offers

Submitting an enquiry through this website does not create a binding booking. A booking is confirmed only when we send you a written confirmation setting out the dates, services, price and applicable conditions. Prices are shown in euros and include VAT unless stated otherwise. Offers are subject to availability and to the specific offer terms. We reserve the right to correct obvious pricing errors before confirmation.

Resort house rules

When visiting the resort, guests agree to follow our house rules, including those relating to safety, dress codes in certain venues, smoking (which is prohibited indoors), responsible consumption of alcohol, respectful behaviour towards other guests and staff, and the requirements of our responsible gambling programme. We may refuse service or ask guests to leave where behaviour endangers others or breaches these rules.

Gaming

Gaming at the resort is offered only to adults aged 18 and over, in accordance with applicable Swedish law and licensing conditions. No gambling takes place on this website and the website does not accept wagers. Information about responsible gambling, limits and self-exclusion is available on our responsible gambling page.

Disclaimers and limitation of liability

The website is provided on an "as is" and "as available" basis. To the fullest extent permitted by law, we exclude all warranties, express or implied, regarding the website. We are not liable for any indirect or consequential loss, loss of profit or loss of data arising from your use of the website. Nothing in these terms excludes or limits our liability for death or personal injury caused by negligence, for fraud, or for any liability that cannot be excluded under applicable law, including mandatory consumer protection legislation.

Indemnity

You agree to indemnify Bullraibyn Resort against any claims, losses or expenses arising from your breach of these terms or misuse of the website, except to the extent caused by our own negligence or breach.

Availability and changes

We may suspend, withdraw or change all or part of the website without notice. We may also revise these Terms of Use at any time by updating this page and the "Last updated" date. Continued use of the website after changes are published constitutes acceptance of the revised terms.

Governing law and disputes

These terms are governed by Swedish law. Any dispute shall be subject to the exclusive jurisdiction of the Swedish courts, with Stockholm District Court as the court of first instance. If you are a consumer resident in another EU country, you retain the protection of the mandatory provisions of the law of your country of residence and may bring proceedings there. Consumers may also refer disputes to the Swedish National Board for Consumer Disputes (Allmänna reklamationsnämnden).
